FOUNDATION SETTLEMENT


Foundation settlement. Foundation failure. Those words are enough to spark fear in any homeowner. Rest assured that foundation settlement and failure can be fixed by the right company using the right products.

Cracked or settling basement or crawl space foundation walls are a sign that something is going very wrong with the structural integrity of your property. These symptoms occur for several reasons:

    • Improper or inadequate drainage
    • Inadequate or compromised foundation drain
    • Pressure from saturated soils in the backfill zone
    • Improperly compacted soil outside the foundation walls
    • Poor construction techniques

During periods of normal to high rainfall, our soils tend to expand and exert pressure on the foundation and footing. In addition, improperly managed rain water can erode the soils around and under your foundation footing.

Conversely, when we have periods of dry weather, the soil tends to contract. This pulling away can leave the footings unsupported and lead to settlement. This expansion and contraction also occurs with temperature changes. This can cause a foundation to settle more than it should and eventually fail.


SIGNS OF FOUNDATION SETTLEMENT

Often there are early warning signs that a home’s foundation is settling or failing. If you suspect serious problems with your foundation you can do some investigation around your home and look for some tell-tale signs.

On your home’s exterior you should look for the following:

  • Diagonal (stair-step) cracks in brick wall
  • Brick or mortar joints that vary in width
  • Tilting or leaning chimney
  • Separation of wood trim at joints and corners
  • Separation of concrete driveway, patio or sidewalk from the foundation

On your home’s interior:

  • Cracks in sheetrock/plaster walls or ceilings
  • Cracks in walls at corners
  • Cracks in walls above doors
  • Doors and windows that stick or are hard to open/close
  • Un-even floor surfaces or sloping of floor
  • Wide cracks in concrete floors
  • Cracks in concrete floors that are shearing (one side is higher than the other)
